Real Estate Issues Involving Bankruptcy

I have been involved with the Real Estate Radio Hour since 2008. The show, co-hosted by Chris Rooney of The Realty House and Andy Prasky of Re/Max Real Estate Properties, discusses any and all topics relating to real estate, often with guests. One of the trickiest areas of real estate law involves the intersection of real estate and bankruptcy law.  When someone files bankruptcy, what happens to the real estate they own?  What is the effect on recently completed transactions or pending transactions?  What can a creditor do if a debtor has taken steps to shield real estate assets from creditors prior to a bankruptcy?
